The eleven percent you never see

Two plots on the same road, four hundred metres apart, sold eleven percent apart in the same quarter. Nothing about the land explained it. Here is what did.

There is a stretch of the Chhatikara corridor where two plots changed hands within the same quarter. Same road, four hundred metres between them, near enough the same size. One went for eleven percent more than the other. Walk both and you will not see why.

The difference was not the soil, the frontage or the view. It was that one seller knew what the street had transacted at over the previous six months and the other had been given a number by someone with a stake in the outcome.

This is the quiet cost in the Braj market. Not fraud, which is rare and loud, but the ordinary information gap between a person who has seen the registry data and a person who has seen a brochure. Nobody lies. The number simply arrives from the wrong direction.

Registry data in Uttar Pradesh is public. It is tedious to assemble, which is why almost nobody does it before committing, and why the people who do consistently pay less. Six months of comparable sales on your target street takes a couple of days to compile and will tell you more than any site visit.

Ask for it before you ask for a price. If whoever you are speaking to cannot produce it, that is itself the answer.
