A thirty-two thousand crore programme is not one event. It is hundreds, arriving over fifteen years, and only some of them will land near your plot.
When the Braj 2041 figure was published, the market read it as a single number falling evenly across the region. It is not. It is a programme of hundreds of works, arriving across roughly fifteen years, and the difference between a corridor that receives three of them and one that receives none is the entire investment case.
There are three states a public work can be in, and buyers routinely treat them as one. Announced means it appeared in a plan. Tendered means someone has been invited to build it and money has been committed. Sanctioned means it is funded, scheduled and has a department attached to it.
Only the third reliably moves land values, and it moves them before completion rather than after. By the time a road is finished, the appreciation has already happened and you are buying at the top of it.
So the question to put to anyone selling you on Braj 2041 is narrow and specific. Which works are sanctioned within two kilometres of this plot, what are their scheduled dates, and which department holds them. A seller who answers with the headline figure has told you they do not know.
