Payment and authority

NRE and NRO routing guidance, FEMA-compliant structuring, and a power of attorney drafted and attested if you cannot attend registry.

Snagging, utility transfers, and a maintenance or leasing plan so the asset is looked after in the years you are not here.

Can an NRI buy property in Vrindavan?

Residential and commercial property, yes, and without RBI approval. Agricultural land, plantation property and farmhouses cannot be purchased, only inherited or gifted. Since a good deal of land around Vrindavan is still classified agricultural, we confirm the classification on the record and put it in writing before anything else happens.

How does the money actually move?

Through normal banking channels, from an NRE, NRO or FCNR account. We provide the developer's banking details, the payment schedule and the list of documents your bank will ask for, so the transfer does not stall halfway.

Do I have to fly in to register?

No. A power of attorney executed at the Indian consulate in your country of residence lets a nominated person complete registry for you. We draft it and coordinate the attestation. It is the most administrative part of the whole process.

What happens on tax when I sell?

Capital gains apply, and TDS is deducted at source on a sale by a non-resident. The rate depends on your holding period and any treaty position. We will introduce you to a chartered accountant. We advise on property, not on your return.

Who looks after it once I have bought?

We do, if you want us to. Post-possession we handle maintenance coordination, tenant sourcing and periodic inspections with photographs, so you hear about a problem from us rather than from a neighbour.
